Millennials for Sustainability

Millennials for Sustainability (MFS) is seeking experienced, dependable General Contractors and skilled construction professionals to join our independent contractor network for upcoming commercial, community, government, property-development, and sustainability-focused projects.

Contractors may support renovations, repairs, property improvements, facility upgrades, construction, rehabilitation, installation, site development, and other project-specific scopes of work secured or managed by MFS.

We are looking for established professionals and small contracting businesses that are properly equipped, insured, mobile, and capable of completing work independently according to project specifications.

Responsibilities

Depending on qualifications and individual project requirements, General Contractors may:

• Complete construction, renovation, repair, rehabilitation, and property-improvement projects.

• Perform carpentry, framing, drywall, painting, flooring, installation, demolition, and other general construction activities within their qualified scope.

• Review scopes of work, drawings, specifications, work orders, and project requirements.

• Develop project estimates for labor, materials, equipment, and completion timelines when requested.

• Procure and manage materials necessary for accepted projects.

• Coordinate work with MFS project managers, clients, property representatives, subcontractors, and other trades.

• Maintain safe, clean, and organized worksites.

• Identify and communicate unforeseen site conditions, delays, change-order needs, or safety concerns.

• Protect client property during construction and repair activities.

• Complete projects according to agreed specifications, timelines, and quality standards.

• Document project progress and completed work through photographs, reports, invoices, receipts, or other required records.

• Follow applicable building codes, permit requirements, safety standards, and site-specific procedures.

• Properly dispose of or manage construction debris according to project and environmental requirements.

• Correct deficiencies within the contractor's scope when required.

Required Contractor Qualifications

Applicants must:

• Have demonstrated experience in general contracting, construction, renovation, property rehabilitation, building maintenance, or a related skilled trade.

• Operate as an independent contractor or established contracting business.

• Possess all licenses, registrations, permits, trade credentials, and certifications required for the specific work being performed and jurisdiction in which the project is located.

• Maintain at least $1,000,000 in general liability insurance and provide a current Certificate of Insurance upon request.

• Maintain appropriate automobile/vehicle insurance for any vehicle used in connection with contracted business activities.

• Own or have consistent lawful access to a reliable vehicle capable of transporting the contractor, tools, equipment, and necessary materials to project locations.

• Own and maintain at least $1,500 worth of professional tools and equipment appropriate to the contractor's trade or services.

• Provide their own routine tools, equipment, PPE, and supplies necessary to perform accepted work unless a specific MFS project states otherwise.

• Maintain tools and equipment in safe operating condition.

• Have reliable phone and email communication.

• Be capable of working independently and managing accepted assignments without continuous supervision.

• Provide estimates, invoices, receipts, photographs, work records, and other project documentation when required.

• Meet any background screening, security, identification, or site-access requirements associated with a particular project.

Tool & Equipment Requirement

General Contractors working with MFS are expected to operate as self-equipped professionals.

Contractors must own and maintain a working inventory of professional tools and equipment with an estimated minimum value of $1,500.

Depending on the contractor's trade, this could include power tools, hand tools, measuring equipment, ladders, saws, drills, fastening equipment, demolition tools, jobsite equipment, PPE, and other tools necessary to independently complete their accepted scope of work.

Specialized or heavy equipment requirements will be identified separately for projects requiring them.

Insurance Requirements

Before accepting applicable assignments, contractors must be able to provide documentation demonstrating:

General Liability Insurance: Minimum $1,000,000 coverage.

Vehicle Insurance: Current insurance appropriate for the vehicle and its use in connection with the contractor's business activities.

Additional coverage—such as workers' compensation, commercial auto, builder's risk, professional liability, umbrella coverage, or other contract-specific insurance—may be required depending on the project, client, contract, crew structure, or applicable law.

Contractors will be informed of additional insurance requirements before accepting an applicable assignment.

Licensing & Permits

Contractors are responsible for maintaining all licenses and credentials legally required for the work they accept.

This is particularly important for work involving regulated trades such as electrical, plumbing, HVAC, structural work, specialty construction, or other activities requiring specific professional authorization.

Contractors must be prepared to provide copies of applicable:

• Contractor or trade licenses

• Business registrations

• Permits

• Certifications

• Insurance certificates

• Vehicle documentation

• Equipment qualifications

• Other credentials required by an individual project

MFS will not assign contractors to perform regulated work outside their authorized scope.

Preferred Qualifications

Preference may be given to contractors with:

• 3+ years of professional construction or contracting experience.

• Previous independent-contractor, subcontractor, or small-business experience.

• Commercial, municipal, state, federal, or other public-sector project experience.

• Experience working from formal scopes of work and construction specifications.

• Renovation and property-rehabilitation experience.

• Experience supervising construction crews or subcontractors.

• Ability to provide additional qualified workers for larger projects.

• OSHA 10 or OSHA 30 training.

• First Aid/CPR/AED certification.

• Experience with environmentally responsible construction, material reuse, waste reduction, energy efficiency, or sustainable building practices.

• Experience estimating labor, materials, equipment, and project schedules.

• A strong portfolio of completed projects and professional references.

• Access to a truck, van, trailer, or additional construction equipment.

• Ability to mobilize for projects in multiple service areas when opportunities become available.

Independent Contractor Relationship

This is an independent contractor opportunity, and MFS does not guarantee a particular number of projects, assignments, or hours.

Opportunities may be offered based on contract awards, client needs, geographic location, contractor specialization, licensing, insurance, equipment, capacity, past performance, pricing, and availability.

Contractors generally remain responsible for their own vehicle, insurance, $1 million liability coverage, tools, equipment, materials, fuel, maintenance, licensing, permits, taxes, business expenses, and personnel, except where an individual contract expressly provides otherwise.
